Who is Realastat for?

Anyone who invests in rental properties or wants to start. It is built for new investors who need clarity fast and experienced investors who want a faster first-pass on every deal.

What problem does it solve?

It turns messy listings into clear underwriting in minutes. Instead of manually building spreadsheets for every deal, you get clean numbers and key metrics so you can decide quickly.

How is this different from a spreadsheet?

Spreadsheets are powerful but slow. Realastat automates extraction, runs the math for you, and gives you a repeatable workflow across multiple deals. You can still edit any inputs if you want full control.

What do I get from one analysis?

You get a full underwriting snapshot: cash flow, NOI, cash-on-cash return, DSCR, cap rate, GRM, break-even rent, and max offer price. The app auto-detects your market from the property address and applies regional assumptions for vacancy, maintenance, CapEx, management, and taxes. If rent or taxes are not listed, the AI estimates them from local market data. You also get a long-term returns model and an Excel export. All inputs are editable so you can adjust assumptions and every metric recalculates instantly.

Can I use it if I am brand new to real estate investing?

Yes. The app is designed to be beginner-friendly while still giving professional-grade underwriting outputs.

Does it work for single-family and multi-family rentals?

Yes. The extraction and underwriting support common rental property types, including multi-unit configurations.

How fast is it?

Most analyses complete in under a minute. The app runs a multi-step AI pipeline that extracts data from your screenshots, normalizes inputs, and runs the underwriting, so expect roughly 60 seconds from upload to results.

What kind of listings can I upload?

Any listing screenshots from Zillow, Redfin, MLS, or similar sources. Clear screenshots produce the best results.

What if the extracted numbers are off?

You can click any value, edit it, and every metric recalculates instantly. It is built for quick corrections without re-uploading.

Can I export to Excel?

Yes. Every deal exports to a formatted workbook with three tabs: inputs, calculations, and long-term returns. All formulas are live so you can adjust assumptions directly in the spreadsheet.

How much does it cost?

There is a free plan to get started and a Pro plan for higher volume. You can upgrade only if you need more analyses.

Is my data private?

Yes. Your deals are tied to your account and not shared. Screenshots are processed and then deleted after analysis.

Does it replace a professional underwriting model?

It is a fast, reliable first-pass tool. Investors use it to prioritize deals quickly and then go deeper on the best ones.

Can I cancel anytime?

Yes. If you are on a paid plan, you can manage or cancel your subscription from your profile.

I have multiple deals per week. Can it handle that?

Yes. The Pro plan is designed for higher volume with much higher analysis limits.

Does it make investment decisions for me?

No. It provides analysis based on your numbers. You remain in control of every decision.

What is the Claude MCP integration?

Realastat is the first real estate platform with a native Claude MCP (Model Context Protocol) integration. Once connected, Claude has live access to your deal portfolio and can answer questions about your investments, run scenario analysis, and find new deals — all inside your AI conversations. No copy-pasting numbers, no switching tabs.

How do I connect Realastat to Claude?

Open Claude, go to Customize → Connectors → Add Custom Connector, and paste https://realastat.ai/api/mcp. Sign in when prompted and click Allow. That's it. For Claude Code (the CLI), run: claude mcp add realastat --transport http https://realastat.ai/api/mcp. Full instructions are at realastat.ai/claude.

What can Claude do once connected?

Claude can list and search your deals, pull full underwriting metrics on any property, run non-destructive what-if scenarios (change the rate, price, rent, or down payment), analyze a new property address and save it directly to your portfolio, read and update your buy box criteria, and star deals you want to revisit. You can also ask Claude to find deals matching your buy box autonomously — it reads your criteria, searches current listings, runs the underwriting, and surfaces the ones that hit your targets.

Can Claude actually find new deals for me?

Yes. Tell Claude something like 'find me 3 deals under $300k in Columbia MO that match my buy box' and it will read your buy box criteria, search current listings, run full underwriting on each one, save them to your Realastat portfolio, and show you which ones meet your return targets. All without you opening a single browser tab.

Is the Claude integration free?

The Realastat MCP integration is included with all plans at no extra charge. You need your own Claude subscription (claude.ai) to use it.

Is my data secure when Claude is connected?

Yes. The connection uses OAuth 2.1 with PKCE — the same standard used by major platforms. Access tokens are hashed with SHA-256 before storage, so raw tokens are never persisted. All data is scoped strictly to your account. You can revoke Claude's access at any time from your profile.
