How the MAO formula works

Start with the after repair value and multiply by your ARV factor, typically 70%. Subtract the rehab estimate to get your end buyer's max offer. Subtract your assignment fee and the buyer's closing costs from that, and you have your MAO: the most you can offer the seller while everyone still makes money.

The verdict grades the total spread between ARV and all-in cost. A spread of 35% or more of ARV rates Strong. 25% to 35% rates Viable. Below 25%, the margin gets thin, and one surprise in the rehab eats your fee.

Wholesaling is a multi-exit business
